So how do I know when I need a new roof?  How can I tell if the house I am ready to buy may need a new roof soon?

Here is a sample checklist of things to look for to know if you should start thinking of a new roof:

1) Missing Shingles - This may seem like an obvious one, but if your roof is missing shingles, that is a sign you should get an estimate soon.  Make sure you have Mike Howe Builders come out and take a look before adding brand new shingles to your old existing ones, as this may do more harm than good in some cases.

2) Water Damage - If from the inside of your home you can see water spots starting...there is a leaking problem.  This doesn't always mean you need an entire roof, have us come out and properly asses the leak to see how it can be fixed.  It may not be the roof at all and could be caused from something else.

3) Blistering - At this point, the shingle has cried uncle.  Blistering is caused by moisture in the shingle.

4) Curling - Often times this is caused by poor ventilation.  If you notice your shingles are starting to curl, please don't walk on them to try and inspect them.  If you walk on curling shingles, this can cause pieces to break off and potentially create a leak.  You are much better off calling in Mike Howe Builders to professionally inspect the problem.

5) Buckling - This is often caused by poor ventilation or improperly applied felt.

6) Damaged Flashing - This is most often caused by improper installation of the roof itself.  Most flashing problems are repairable, but please consult with us before spending money trying to fix it yourself.  We like to make sure to do a complete roof evaluation to make sure there isn't another underlying cause.

7) Missing Granules - Over time, the granules on asphalt shingles tend to wear off.  This is a sign of its age and a sign a replacement might be in its future.  Give us a call for a proper examination to determine the right route to go for fixing.
